Welcome to the Merritt Properties family! Merritt Properties is part of Merritt Companies -- a family of businesses that also includes Merritt Construction Services and Merritt Clubs. As of August 22, 2022, Merritt Properties is the new owner of Crescent Business Center at 10396-10408 Lakeridge Parkway. With over 50 years of experience as a full-service commercial real estate firm, Merritt owns and manages over 19 million square feet of commercial space in Maryland, Virginia, North Carolina and Florida. We also have an unmatched reputation for our commitment to our customers. We look forward to bringing that attention to Richmond at Crescent Business Center. At Merritt, we design, build, lease and manage our properties for the long term and are committed to providing the highest quality of service to all of our customers. Should you have any questions regarding the building, your lease or your space, please call 703-858-2725. Our goal is to make this transition as seamless as possible. A few changes with the new ownership are detailed below: Property Management/Customer Service: Merritt Properties has retained Thalhimer to continue to provide property management services for Crescent Business Center. This means that your process for requesting service will remain the same. For all service requests, including after-hours emergencies, please call 804-344-7190, and a member of their Property Management Team will assist you. A non-emergency online service request portal is also available for your convenience, called Building Engines. If you have not already signed up for an account, please visit www.thalhimer.com/clients tenants-associates. Leasing: Merritt Properties shall provide all leasing services and has a dedicated leasing representative to assist you. If you have any questions regarding your lease or your office space, please contact Jamie Campbell at 410-298-2600. Design Services: Professional design services make the difference between a successful space and one that just never feels quite right. So, to help make the most of your space, we provide professional interior design and space planning services to customers – at no extra charge. If interested, please call 703-858-2725 and ask to speak with an interior designer. Rental Payments: As of September 2022, rent payments should be made payable to “Merritt Properties, LLC” and mailed to 2066 Lord Baltimore Drive, Baltimore, MD 21244. In the event you have already paid your September rent, there is no need to retract payment as it will be reconciled by Merritt and Thalhimer. Please be advised that Merritt will not send monthly rent invoices. It will be your responsibility to ensure that rent due under your lease is paid in full and on time. Enclosed please find Merritt’s W-9 for rental payments, see attachment 1. If you are interested in our Electronic Payment Program, please reach out to our Accounts Receivable team at ARportal@merrittproperties.com. Our online portal allows tenants to make payments, view invoices & leases and review your ledger. In addition, and if applicable, your security deposit has been transferred to Merritt.
